Sunday, February 7th, 2010

I’m already sueing the women who hit me with her car, but I am loosing a lot of money out of work now. I was hoping on some kind of advice that my lawyer hasn’t thought of….

I think your lawyer would have thought of all possible avenues of who is liable for the injuries you suffered as a result of the accident. Where were you on the property?

Condominium Insurance. Michael Ackerman Seattle Real Estate.

Friday, February 5th, 2010

Michael Ackerman, a Seattle real estate agent, talks about insurance for condominiums. The building envelope insurance is paid out of the monthly homeowners dues paid by the owners to the association. Owners should also investigate getting insurance to cover the interior features of the home as well as any personal possessions. If you have any questions or comments, please send your email to michaelackerman@cbbain.com or visit www.mackerman.com.

What type of Home Owners Insurance do we need for our San Francisco condo?

Friday, February 5th, 2010

We own a 1 unit of a 2 unit condo in San Francisco. We have a separate policy that covers our personal property within the walls of our unit. We and the owners of the other unit form the Home Owners Association, and are trying to figure out if we need a separate policy to cover the exterior and the yard, or if we can each get separate policies to cover our share. Any advice?

The HOA should get the master policy for the exterior and common areas. Do this so that you’re each not personally liable if something goes wrong – the HOA will be liable. For example, if a part of the building falls down and kills someone, you don’t want that on your personal insurance – that will likeley be excess and you’ll be responsible for what the insurance doesn’t cover.

Do I have to purchase Homeowners Insurance if I just purchased a condo in NJ? What are the pros and cons?

Friday, February 5th, 2010

What does the Condo Association’s policy cover vs my own Homeowners policy?

Well, that’s a GREAT question. Read the bylaws, it varies wildly.

Some association policies only cover to the studs – you’re responsible for drywall/plaster, paint/wallpaper, carpeting, appliances, obviously your furniture & contents, etc. They don’t cover any LIABILITY inside your unit, either.

Also, they tend to have large deductibles – like $10,000 to $50,000 or even higher.

So, if you don’t have any coverage, and you have a $15,000 kitchen fire, there might not be ANY coverage under the master policy for you. Or they might pay $5,000 of it. I haven’t read your bylaws, or the master policy, so I have NO idea. You’ll have to do that.
