Do I need to purchase title insurance on my condo?
I am financing it through a bank.
Yes, I agree I should get it. My question is will the bank give a mortgage without it?
Yes, all bank require title insurance.
Title insurance guards against claims to title (eg. other liens against a property, proper chain of title) This is done to ensure that the bank is in first position (set by recording date a lien is filed, oldest first).
Therefore, should something happen, and the bank need to foreclose, the property value would not be diminished by someone’s lien being paid off before theirs.
Title insurance covers the lender in the event of an error, and another claim to title affects their collateral. (the title insurance for a lender is only for the loan amount).

Is Renters Insurance Mandatory If I Rent A Condo?
I’ve been having a hard time finding a new place, but I came across a very nice 3 story condo complex that had one on the 2nd floor for an affordable price.
A few people have told me that I HAVE to get renters insurance if I want to rent it.
Is this true?
It also claims I have to pay for the gas as well. I’ve never had to pay for gas before in the apartmetns I’ve had. Is this a costly expense?

The HOA may very well require insurance.
Consumables, like gas are almost always paid by the tenant, not the landlord.

Condo insurance question?
The tenants of a condo we own got flooded because of the unit upstairs. After talking with the insurance company and condo, the condo has agreed to refloor, and repaint the rooms affected.
I am not comfortable with the tenants sleeping in the unit if it’s being repainted. Who’s responsibility is it to put them up in a hotel? Is it the condo’s cost? Insurance? Or yikes…mine?
It’s possible the insurance would cover this IF they agree with you. Contact them and see. If they don’t agree, you would have to pay for it.

Trying to find condo insurance in Ft Lauderdale but am having no luck finding a company? Any suggestions?
You’ll probably have to go through Citizens, the state’s insurer. Call your auto insurance agent and see if they write it. If not many/most State Farm agents do.
But before you do that go ahead and call around to some local brokers and see if they have any companies writing new policies, or call the Florida Market Assistance Plan, set up to help people find coverage. You can call them at 800-524-9023 or register online at http://www.fmap.org.
From what I’ve seen Citizens is the safest bet. But I haven’t seen everything.

What kind of earthquake insurance to you other California condo owners have?
Our HOA has some coverage, but I’m looking for supplemental insurance to cover meals and hotels if necessary, special assessments, things like that. Any ideas?
Can’t you get an earthquake endorsement on your condo owners policy? The HO6 form? If you were outside of CA, that’s how to do it. I"m not familiar with CA, so I don’t know if you can endorse a standard policy for earthquake, or if you need stand alone coverage, but your insurance agent should know, and should be able to help you!

How much is the average basic insurance for a condo owner who just wants to insure personal items in the home?
In Iowa, and other "low hazard" places, $250 a year, for a standard condo policy including "stuff" and personal liabiltiy coverage.
In Florida, and other "high hazard" places, well, condo coverage is pretty darned hard to get if you’re within five miles of the water. If you’re not, expect it to run you about $1,000 a year, and another $1500 for wind.
