Does condo insurance cover repair cost to a common element?
Owner damaged the garage door to his condo town. Does he claim against the condo corp. or his own insurance?
It depends but definitly one of them will cover it.
call your agent or your company file a claim and ask them then you can always withdraw the claim if it doesnot cover it. make sure you ask them over the phone first.
It depends on the condo bylaws. If the condo (or strata) corporation considers the exterior of the unit (including the garage door) common property then the Condo corporation’s insurance would be primary, however the owner would want to contact the company that insures his vehicle (if he damaged it with his vehicle) or his unit’s contents (if he damaged it by some other means) and let them know as the company that insures the condo corporation may want to go after him to recover the damages.
If the condo by-laws do not insure the units (bare land condo) then the owner would seek coverage by his insurer.
