Who pays for the home insurance when you are owner financing it? The seller or the buyer? Also in the state of Texas what insurance companies provide mobile home insurance?

Who’s name is on the title, at the registrar of deeds? Until the title is passed to the buyer, the house is just a RENTAL, and needs to be insured that way. If this is a land contract, the SELLER should keep the policy to 1. make sure it gets paid and 2. make sure they have coverage in place, should the contract revert to rental. The buyer should THEN carry a renters insurance policy.

If the deed is being transferred immediately, then the BUYER gets the policy. Then the seller just has to hope that the policy gets paid.

Most of the time, owner financing is more hassle than it’s worth. If the person isn’t credit worthy enough to secure a mortgage on their own, they’re most likely going to default on YOUR mortgage, also. Then, depending on the condition of the property, you’re left with something basically unsellable.

Who has the cheapest home insurance policies in California?

Time to renew and I need to start shopping around. So who has the cheapest home insurance policies in California? My House is worth 1.4 mil. I’m having a hard time with ins. bec.even though it was built in 1927, I purchased it completely remodeled and refurbished with everything up to date however I dont have the paperwork for the work done from the previous owners to provide for the insurance compan stating so.

You get what you pay for. If you are looking just at price, technically California Fair Plan is a good choice. It’s bare bones property coverage for dirt cheap. But…it’s designed for people who cannot get coverage anywhere else. It’s the strip-down, fire-only type coverage. It does not offer liability, and it is generally NOT replacement cost, so you could be shooting yourself in the foot trying to save a buck by underinsuring your house. Just ask those who’s homes were distroyed this year. I am sure a fair number of them are regretting looking at JUST the bottom line.

If you are looking for REAL coverage, ie: take care of your assets, look around and compare notes. How much are you trying to cover? Do you have discounts available (like non-smoker, over 65, multiple line, fire protection, or even job-related discounts like Farmers offers.)

Look in the phone book for agents and brokers in your neighborhood. Get several quotes for the EXACT same, or similar coverage. Then evaluate your options.

Skimping now could lead to REAL regret in the event of a catastrophic need. We had several people call in a panic during the wildfires and there was NOTHING I could do to help them then.

Why do people get refused home insurance?

How do u get insurance on a 2nd home/ vac property?

We are in escrow buying a 2nd home (vac property) and are having a hard time trying to figure out what type of home insurance we need to get. How are home insurance rates in hawaii?

I’d like to buy close to the water (would be impacted by hurricanes). FLA is ridiculous now-cant get insurance near the water for entire home value. Thought Hwi might be better since they dont get hit so much.

Insurance here is pretty high, but then again, everything is. You HAVE to buy hurricane insurance (can’t think of a number off the top of my head).

True, but it depends on the exact type of business.

I’d think, with no foot traffic, and no business property exposure except a laptop, and no manufacturing going on, most homeowners carriers won’t have a problem – If you carry business liability insurance.

Even if you don’t want to carry insurance for the business, you’ll still likely be able to find an insurer willing to cover the homeowners part (none will cover the business part), you’ll just have to look a little harder. Use an independent agent, and they’ll be able to take care of you.
