Is it good to buy points?
Question by melissa_cmm: Is it good to buy points?
I have a question. I just went into contract and my LO through Countrywide gave an offer in the beginning of 6.125% 30yr fixed. Now he is saying the standard is 6.325% and if I want the better rate I need to pay a point through OHFA. I am going FHA the loan amount is 70,000 should I pay the point and get the lower rate. He says it won’t be worth it with the 700 point cost. Also there is a grant for down payment assistance and he said it will take too long to process so I should just pay my own down payment (which I can, but free money!). I feel like what I was told in the beginning is not happening now. Also when he “quoted” by closing costs, these costs are now going uo because he said well that didn’t include home owners insurance and such. Mortgage guys is he right?!? Thanks in advance!!

Don’t buy points, they are a waste of money. They may look good up front but in the long run you will get screwed.

How to Get Good Home Insurance Quotes
Article by Olivia Wilson
Getting the best home insurance quotes can be a tricky business. There are many factors insurers will take into consideration when offering you a quote; some obvious, some not so obvious. Nonetheless, there are many things you can do to give yourself a helping hand and get the best quote.
The big thing to think about is the security of the home and its surrounding area. The insurer will always take this into consideration when offering a home insurance quote. Help your cause by installing strong locks and keeping bolts on the windows. Make sure the home is well equipped with a good security system. A National Approved Council for Security Systems (NACOSS) standard alarm can help reduce some home insurance quotes by up to seven per cent. Never leave spare keys in what you think may be ‘clever’ hiding places and also avoid leaving them too close to a door as some criminals have ingenious ways of getting in through the letterbox.
Joining a neighbourhood watch can also help reduce costs. Home insurance quotes have been known to be reduced by up to five per cent if you inform them that you are involved in your local scheme. Lighting can also help – bright lights around your home could deter would-be burglars, as will leaving lights on whilst you are out, and not giving the impression of an empty, burglar friendly home.
Protecting your home against fire is also an important aspect. Non-smoking is a massive bonus. Nowadays insurers will often ask if you are a smoker when giving home insurance quotes. Fitting adequate smoke alarm systems is a must for your safety but certain approved smoke detection systems will also reduce your home insurance quote as well.
It’s important to think about the cover your really need. Protection against subsidence is probably going to be useful but hurricane protection may not be necessary unless you live in an area particularly prone to hurricanes. Unnecessary add-ons such as this can increase home insurance quotes by up to 25 per cent. Finally, only claim when you really have to! This will improve your no-claims discount immeasurably.

Getting Good Building Insurance
Article by Serenity Langen
If you have just bought a property with buildings already on it or are intending on building fixed structures, you probably need to have building insurance. Building insurance is cover against damages caused by natural disasters or people. It covers only the structure of the building itself, not the contents of the building. For that, you need contents insurance. Let us stick to building insurance for now.
There are a number of different options when it comes to building insurance, each different type will cover you for different damages.
The major type of building insurance which is available is loss and damage insurance. This will cover you against natural disasters and weather damage. These are also termed acts of God. This means that they are not caused by any person and are completely out of anyone’s control. The y include things like rain damage and lightning strikes as well as floods and earthquakes. You can include all the buildings on your property under one policy.
You can include standard accidental damage cover in your building insurance policy. This will cover you for damages caused to external fittings and add-ons to your home like solar panels and the glass in your windows. It can also be extended to include the piping and cabling that runs to your house.
For those of us who are lucky enough to own more than one home and rent the additional properties out, can invest in building insurance to protect the building but not the tenants belongings. What happens to the tenants possessions is not the responsibility of the landlord. However, tenants have a tendency to cause considerable damage to property and building insurance can cover the cost of repairs. One can also include legal and maintenance cover under this kind of insurance. In order for the tenant to be covered against theft and other eventualities, they have to take out their own insurance.
Should you have a partially built structure, builder’s risk insurance could be a good idea. This insurance will cover you against damage caused to the unfinished building be that caused whatever natural event is the cause of the damage. If you do not have this kind of insurance, you will be liable for the cost of the repairs.
There are many other types of building insurance available, which you decide to opt for is dependant entirely on what you intend to do with the building you are insuring. Older houses which have historical value will never be insured for their true value as this is inestimable. Insurance for this kind of home will only cover the actual cash value of the house, not the replacement value. Building insurance for a commercial building varies according to what use the building is put. A shopping centre will need very different building cover than a warehouse, for example, will require.
The general idea is to ensure that you are able to rebuild you building in case of it being damaged by any cause whatsoever, within reason of course, without costing you, the owner, very much. The more risks your building faces, the more you will pay in insurance premiums and the higher your excess will be. As with most insurance policies, it is often possible to tailor the policy to your needs.

What does “Term Life Insurance” mean? And is it a good plan?
Question by wzrdsndrgns: What does “Term Life Insurance” mean? And is it a good plan?

Answer by deep5223
Term life means it is for a specific term such as 10 years, 20 years, etc. If you die during the term, the insurance company will pay your beneficiary the face amount of the policy. If you live past the term, you have no insurance unless you renew at a higher rate. You can purchase much more coverage in term than in whole life. It is good if you are looking for a lot of protection for a small premium.

Does anyone know a good “work from home” job that’s legitimate, or where to get cheap items to sell on ebay?
Question by lovinlife: Does anyone know a good “work from home” job that’s legitimate, or where to get cheap items to sell on ebay?
I looked for wholesale items for ebay but they are way too expensive, & you usually have to buy truckloads or pallets of things. I don’t want that many items. Also I would like any ideas for other work from home jobs. that are legitimate.
