House “totalled” by water damage from broken pipes?
Question by IWantOut!: House “totalled” by water damage from broken pipes?
We moved from where our old house is. We had the electricity and water shut off. We went down last weekend to put antifreeze in the pipes.
When we got there, to our horror, the pipes had burst AND there was water gushing everywhere. Who knows how long. I guess the city DID shut off the electricity but did NOT shut off the water.
Due to a bookkeeping error (on my part) we have no insurance. Due to where the house is located, it is not worth that much.
I am afraid that fixing the place back up will cost more than the house is worth (we were planning on selling it). What should a person do in this type of situation?
Our property taxes for 2012 show the property value at $ 16,000. The house itself is around 1400 square feet. It is a victorian style octagon house with stain glass windows, pocket doors and a claw foot tub. I love the house but even when we moved in, it needed a lot of work. Now it needs WAY more…

Get what you can for it by selling to a builder / speculator. I suspect you know its not worth a lot in its current state.
What about getting the site cleared completely (assuming its not attached to anything) and talking to the local council about planning permission for another property.You don’t have to build it but your site is worth much more with outline planning permission. You would however have to pay someone to draw up basic plans for the new building.
Talk to the council first. They may also be able to suggest some drastic way of drying it out which might be cost effective.
Look in your local papers fro builders who won’t have to travel far. makes it more attractive to them.
Try and get some idea of what it would be worth if it were not wet. ( see Estate guys’ adverts for similar if possible. )
