My old landlord is trying to find things wrong with my apartment so he doesnt have to return my deposit back..?

He’s been looking for the smallest things so he doest have to return my deposit,
this is what happened,:
when I moved in a year ago he showed me the basement and he told me that the only problem with it is that a corner in the winter it gets water on the floor, so he told me to avoid to put stuff in that corner.
I did what he suggested and I put all my stuff on the opposite side of the room….
suprise suprise, the basement got flooded completly, and ruined all my stuff, I had to throw everything away. I haven’t been able to use the second bathroom located in the basement cause of it, and I have’t been able to store nothing else .
I showed to him 2 minutes after I found out and his answer was ” I told you in the lease you were suppose to get renters insurance”.
First of all I’m not asking for any money or reimbursement, I never did, all I want is him to admit that out of a whole house technically I’ve been able to use only 1 of the 2 bathrooms promised in the lease, and 3/4 of the house cause the basement was not accesible.

MY QUESTION IS:

do I have a case or that sentence in the lease “I suggest you get renter insurance”, ruins everything.

i am puzzled. While I know that mid-westerners love basements, in the SW, we don’t have them so we don’t consider them.

YOU KNEW x amount of water came in during the winter. sounds stupid………if i felt water
was going to come in, I would find out from experts, how and where, and then, I would
pay for water PROOFING in advance.

I would say you have no case but I WISH YOU DID.

I offer the supposition that the basement is extra. It might hold storage space,
a bathroom, a bed, etc. YOU did not seek experts to make sure the area was
dry after he told you it could flood.

I would have said either, “no thanks, I don’t want the chance of flooding” or I would have
said, “who is a water sealing service?” if I felt I was going to use the basement.

Maybe in your state, the LL is held responsible for the water tightness of basements.
IF so, ask them! CALL a RE firm and see if they do renting [ask for the broker]
and if yes, ask if the LL in your state is responsible for the water proofing of the basement.

My Landlord just referred to as me out of the blue to inform me he needed to have a walk-through of the Apartment prior to the end of the month. He needed to do it tomorrow, but I pushed for Wednesday (I know legally he need to give 48 hours notice). When I asked him why he stated it was for insurance purposes.

We have not been late on any of our rent payments (he in reality has six months of post dated cheques) and we have not had any complaints against us from other tenants – everyone have any idea what “insurance coverage purpose” he would be referring to?

I’m not that worried about my side of the house, but my room mate’s space is yet another story – nevertheless that’s not even what bothers me, it is just type of…a negative feeling to have someone root by means of your stuff.
Title should say “Requesting” – sorry.

He really should not be rooting by means of your stuff but rather hunting at the structure. He might be acquiring prepared to place the property on the marketplace and requirements a run via to see how items are getting cared for.

How much is the average basic insurance for a condo owner who just wants to insure personal items in the home?


In Iowa, and other "low hazard" places, $250 a year, for a standard condo policy including "stuff" and personal liabiltiy coverage.

In Florida, and other "high hazard" places, well, condo coverage is pretty darned hard to get if you’re within five miles of the water. If you’re not, expect it to run you about $1,000 a year, and another $1500 for wind.

Should my condo insurance cover more than just my stuff like appliances, cabinetry, countertops, flooring?


Your condo association purchases insurance on the building and premises. Broadly speaking there are two approaches condo bylaws take to insure the property.

One approach is the condo association agrees to cover only the exterior and common areas. You are responsible to insure the interior this can include walls, wall coverings, flooring, furnace, appliances, lighting, plumbing fixtures, kitchen and bath cabinets (basically everything inside your condo). In this scenario you are responsible not only for your personal property but also the entire interior of your condo. As an insurance agent I did not like this approach because it is very difficult to determine how much insurance you should have to be able to repair or replace everything in within the walls of your condo.

The other approach, which I always preferred, was more comprehensive where the association agrees to cover the entire unit as it was originally built. In this scenario you only insure your upgrades (i.e. bookcases, upgrades, finished basements. etc.) and your personal property.

You need to carefully review your condo bylaws or have a good insurance agent go over the bylaws with you. If you don’t insure the property that you are responsible for you could find yourself woefully under insured and perhaps unable to rebuild your condo.

In addition to insuring the part of the building you are responsible for you need to determine the replacement cost of your personal property within the condo.

Sorry for the long answer but it is a surprisingly complex question.

Who’s homeowners insurance is responsible to pay if my neighbors tree fell in my yard?

The tree collapsed into my yard causing my grill and table umbrella to break, also broke the fence. He had the tree removed and repaired the fence but who pays for my broken stuff. The neighbor is saying that my homeowners insurance pays but shouldnt’s it be his???

Call your insurance ASAP.

If the neighbor’s tree fell due to their own negligence (the tree was dead and rotted out but they failed to remove it, etc) then it is their responsibility. If the tree fell because of a storm or other act of God than your insurance should pay.

Either way, this is for the insurance companies to work out. So call your agent, explain the situation, and let them work it out.

What does a homeowners insurance adjuster do?

Any help would be appreciated. Over the weekend, i had a pipe/hose break and flooded my kitchen overnight. I know we need to make a claim with homeowners insurance. They said they will send out an adjuster to survey damage. What do I tell this adjuster? Do I need to make a list of stuff damaged? Will he help me get the most money i need? Any one with any experience please help Thanks.

I am an insurance adjuster and I will tell you that different companies handle claims a little different. Most of the time the adjuster will come out and assess your damage and will either write up an estimate his/herself or request that you have someone write an estimate and submit to them. The main thing you need to tell the adjuster is what happened (if you know) and when it happened. Other than that, if you had any personal property damaged you may want to go ahead and start making a list of any items that had water damage just to help speed up the claims process. Property claims are a very simple process and I usually have mine handled within 24 hours of my inspection. Hope I helped answer your question!

Can someone explain what Condo Insurance is?

Im waiting to close on a condo in NY. The realtor says i don;t need to get homeowners insurance because the building the condo is in, has its own policy that part of my maintenece fee goes to. someone suggested still getting condo insurance. can anyone please help me out with a description of what this is?

Your condo probably has property & liability insurance that protects the association if there a fire, water damage, or if someone falls in the hallway & sues them. However, their insurance probably does not protect YOU if someone steasl your stuff or someone is injured at a party in your place. Check with the condo association on this. They will know. You probably need to get your own condo policy, which is not expensive. Good Luck.
